How a Property Claim Typically Flows:

1.) Report the Loss:
Call your carrier or agent. Get a claim number and your adjuster’s contact.

2.)
Mitigation Authorization:
Sign our Emergency Services Agreement so we can secure, dry, and protect the property.

3.)
Inspection & Stabilization:
Board-up/tarp, water extraction, corrosion control; start documentation.

4.)
Scope & Estimate:
We write a standards-aligned scope with photos and quantities.

5.)
Adjuster Meeting:
On-site walk-through; align on scope, needed tests (HVAC, asbestos/lead where applicable), and timeline.

6.)
Approval & Work:
We proceed per approved scope; if hidden damage appears, we submit a supplement with justification.

7.)
Verification & Close-Out:
Final photos, moisture/odor verification (as applicable), signed completion; invoice sent to carrier/you per the policy terms.

8.)
Rebuild (if needed):
Permits, inspections, finishes, punch-list documented end-to-end.

What We Document:

1.) Time-stamped photos & video (arrival → completion).

Moisture logs & maps (materials, readings, dry-standard targets).

Contents inventory (salvageable vs. non-salvageable with photos).

4.)
Containment diagrams & pressure checks (mold/fire/occupied rebuilds).

Coverage 101:

1.) Deductible: Your out-of-pocket amount before the carrier pays.

2.) ACV vs. RCV: ACV = depreciated value now. RCV = replacement cost; often paid in two parts (ACV first, depreciation released after you complete work and submit invoices).

3.)
Ordinance or Law (Code Upgrades): Covers cost to meet current building code when required (e.g., smoke alarms, insulation, egress).

4.)
ALE/LOU (Additional Living Expense/Loss of Use): May cover temporary housing if your home is uninhabitable.

5.)
Subrogation: If another party caused the loss (e.g., appliance failure), your carrier may recover from them later.

6.)
Mold/Fungi Limits: Many policies have caps or endorsements scope carefully to maximize what’s allowed.

7.)
We’ll flag items commonly missed on first pass (HVAC smoke cleaning, sealed framing, insulation replacement, material match/availability, code-triggered upgrades).

First 48 Hours Checklist:

1.) Take safety photos of every room (wide → medium → detail).

2.)
Save receipts for emergency spending (tarps, fans, hotel).

3.)
Do not discard damaged items until photographed/inventoried.

4.)
List rooms & items you notice later—odor “hot spots,” recurring moisture, etc.

5.)
If safe, shut off water to leaking fixtures; protect valuables/meds/documents.

6.)
Share your claim # and adjuster contact with us.

What Not to Do (Protect Your Coverage):

1.) Don’t delay mitigation, policies require you to prevent further damage.

2.) Don’t discard damaged items before photographing & listing.

3.) Don’t authorize non-standard shortcuts that could void parts of coverage.

4.) Don’t sign contracts you don’t understand ask us to explain the scope in plain English.
